Job Title: Qualifying Broker – Compliance & Regulatory Oversight Only (1099 Contractor) Location: Georgia, US (Remote Oversight / Local Virtual Entity) Job Type: Part-Time / Independent Contractor (1099) Compensation: • Guaranteed monthly base retainer of $50.00 or 10% of gross corporate management fees (whichever is greater). • Target Compensation: $50.00 to $500.00+/month based on portfolio growth. • Milestone Guardrail: A temporary $500.00/month operational cap is enforced strictly while the portfolio is under 100 managed units to protect initial startup margins. • Uncapped Growth Upside: Upon crossing the 100-door milestone, a formal contract extension is executed, removing the cap to allow the 10% residual revenue share to scale upward linearly with no maximum limit as new doors are added. Job Description: A tech-forward residential property management firm operating in the Georgia market is seeking an active, licensed Georgia Real Estate Broker to serve strictly as the Qualifying Broker (QB) for licensing and regulatory compliance. This position is structured as a passive independent contractor (1099) role focused exclusively on statutory and regulatory compliance tracking. It is entirely hands-off and remote regarding daily operations. Our firm utilizes an advanced, automated property management tech stack (Innago & Trello) alongside a dedicated 1099 Licensed Managing Director (LMD) who handles 100% of all public-facing real estate tasks, contract negotiations, consumer relations, and showings in the field. The ideal candidate is a retired, semi-retired, or independent broker who wishes to maintain an active license status while generating a highly predictable, residual income stream via passive corporate compliance monitoring. Responsibilities (Limited to Statutory Compliance Only): • Serve as the designated Qualifying Broker for the LLC to maintain a clean GREC Real Estate Firm License. • Maintain legal custody and signatory authority over the firm’s two separate, isolated trust accounts (Account 1: Security Deposit Trust; Account 2: Rental Clearing Trust). • Participate in a structured 15-minute Monthly Corporate and Compliance Audit on the 10th of each calendar month to digitally review pre-reconciled bank logs, contract registries, and licensing verifications. • Provide high-level regulatory oversight to ensure the firm's 1099 field personnel operate within standard GREC guidelines. What We Handle (Zero Daily Burden on You): • Daily Property Management: Fully managed via Innago software. • Field Work & Contract Signing: Executed 100% by our 1099 Licensed Managing Director. • Maintenance & Turnovers: Dispatched completely through our internal maintenance tech division using a private operating account. • Evictions & Legal Appearances: Outsourced to a local Georgia eviction attorney and represented by the Licensed Managing Director. You will never step foot in a courtroom. • Risk Mitigation: The LLC carries a comprehensive Professional Errors & Omissions (E&O) Liability Policy explicitly naming you as an additionally covered party prior to operations. Requirements: • Must hold an Active, Clean Georgia Real Estate Broker's License in good standing with the Georgia Real Estate Commission (GREC). • Zero active GREC disciplinary actions, sanctions, or open trust account violations. • Willingness to affiliate your license with our newly formed property management LLC (GREC allows brokers to serve as the QB for multiple distinct firms simultaneously).
